CENTERPOINT INTERMODAL CENTER / BNSF LOGISTICS PARK CHICAGO
The CenterPoint Intermodal Center/BNSF Logistics Park is a 2,500-acre development that lies within the former 25,000-acre Joliet Army Ammunition Plant, which historically manufactured munitions, propellants, and explosives for the U.S. Army from 1940 through 1976. The Intermodal Center is the largest inland port in the country and is one of the largest private developments ever undertaken in the US which includes a 621-acre multi-modal rail facility being developed for the BNSF Railway, with an adjacent 17 million square foot industrial park.
The former munitions manufacturing area is a Superfund site and as the U.S. Army finishes its remedial actions, parcels are transferred to our Client, CenterPoint Properties, under an agreement that allows large-scale development of the site. As consultant to CenterPoint, Carlson provided risk assessment and advisory services during the procurement phase, consulting during the design phase, and remediation services during demolition/redevelopment.
Management of environmental issues encountered during the mass grading phase of site development is particularly noteworthy due to the magnitude of the earthwork operations. Site grading utilized up to 100 earth-moving scrapers simultaneously to move more than 10 million cubic yards of soil. Subsequent construction phases included the installation of over 30 miles of utility piping, 45 miles of rail, 200,000 cubic yards of concrete paving, and 385,000 cubic yards of asphalt paving.
