RESIDENTIAL SITE ASSESSMENT PORTFOLIO
Challenging schedules do not change the need for thorough environmental due diligence practices, particularly because foreclosure on an environmentally impaired asset can have far reaching consequences for a financial institution. Carlson recently provided our Client, a major lending institution, with rapid-turnaround Phase I Environmental Site Assessment services on a portfolio of residential developments located in North Carolina and South Carolina.
This assignment is noteworthy primarily because of its schedule. Ongoing legal proceedings involving thirteen individual developments (ranging from two to 37 parcels per development) necessitated completion of all assessment site visits, data analysis, writing and delivery of final reports within 10 days of the initial site visits.
Despite the very aggressive schedule, Carlson’s scope of work for this assignment included the on-time delivery of comprehensive Phase I assessments that were compliant with the requirements of the ASTM standard.
